Erica Henning, Principal at ESH Investment Group will sit down with Gayle to discuss Gayle's journey to become the leader she is today including challenges and success found along the way.

    Gayle Starr recently retired as Managing Director, Global Capital Markets at Prologis. She was responsible for originating the corporate lines of credit as well as overseeing all non-public debt internationally and domestically for Prologis and its co-investment funds. Ms. Starr has successfully designed and originated complex finance structures across eight funds globally and has orchestrated the corporate and property level financing for currencies in 14 countries, totaling approximately $4 to $6 billion in capital markets transactions on an annual basis. Additionally, Ms. Starr had overall responsibility for Prologis’ global banking relationships.

    Prior to joining Prologis, Ms. Starr was vice president of financial asset management for a national development company responsible for major lease negotiations, partnership structuring, finance and dispositions. She holds a bachelor’s degree from the University of California at San Diego and a J.D. from the University of California at Davis. Ms. Starr serves as a Global Governing Trustee and on the Audit Committee for the Urban Land Institute as well as on the Women’s Leadership Initiative Executive Committee. In addition to serving as an Advisor to Prologis on Diversity, Ms. Starr is an active advisor on real estate and financing to both First Republic Bank and Bridge 33.

    Erica is the founder of ESH Investment Group, a commercial real estate investment and advisory firm. With over two decades of experience in the real estate and finance industries, her real estate career spans senior roles in strategy, operations, portfolio and asset management, as well as transactions. Erica’s experience also encompasses multiple asset types, geographic markets and economic cycles.

    As a private equity portfolio manager, Erica led funds with value-add and opportunistic strategies with over $250 million of fund level capital. She directed all aspects of fund management, including portfolio strategy, acquisitions and dispositions, asset management, and operating partner and investor relationships.
     
    Previously, Erica led the execution of real estate acquisitions and dispositions for financial institutions, developers and homebuilders. During the Great Financial Crisis, she directed the asset management and disposition of a $200 million portfolio of bank-owned assets in the southeastern United States. Earlier in her career, she conceived and managed the execution of a large-scale mixed-use project with entitlements to build 1,200 homes, 350,000 square feet of office and retail uses, and community recreation spaces.
     
    Erica serves in leadership roles in industry and community associations, including the national Executive Committee for ULI’s Women’s Leadership Initiative and Advisory Board of the Kayo Women’s Real Estate Investment Summit. Locally, she’s a member of the Board of the Directors of Girls Inc. of Greater Houston, an nonprofit organization whose mission is to inspire all girls to be strong, smart and bold through in-school and out-of-school programs. She previously served as a Board Member for Rebuilding Together of the Triangle, an organization that preserves and revitalizes homes for low-income and elderly homeowners.
     
    Erica is a sought-after speaker on commercial real estate trends and has written extensively on leadership in commercial estate. In 2019, she returned to Cornell University (her undergraduate alma mater) as part of the Baker Program in Real Estate’s Distinguished Speaker Series.
     
    Erica earned an MBA degree from the Wharton School, University of Pennsylvania, as well as undergraduate and graduate degrees from Cornell University.
